The developer of Emerald Lakes, Nifsan, commissioned DKJ projects to master plan their
Villa’s and Bowden Street sites to unlock the development potential of these long-term land holdings.
These holdings are beautifully sighted fronting the Nerang River and adjacent to the Nerang rail station which afforded the opportunity for a broad range of product from TOD residential / commercial to luxury waterfront apartments.
The Villas site had an existing 9-hole golf course with established mature landscape and water feature which were retained.
The end game was an approved DA application which involved a range of change of use provisions, increased density and significant flood water detention requirements.
The DA process required extensive engagement and consultation with The City of Gold Coast, control authorities and stake holders.
